According to As-Home's June 2026 listing data, vacation rental prices in Egypt vary sharply by coast. Across 45 live As-Home listings, a typical Hurghada apartment runs 1,000 to 3,000 EGP per night (median 1,775). North Coast chalets sit higher, 2,300 to 8,700 EGP across a thin sample of 5. Guests pay 15% on top at checkout.

Honest, current rental pricing is hard to find in Egypt. Most listing sites hide the nightly rate until you pick dates, and the figures that do surface are often asking prices nobody actually pays. This index takes a different route. Every As-Home number below comes from live listings on the platform, pulled on a single day and reported as it stands, then framed against dated 2026 market sources so you can see where our prices sit in the wider picture.

Methodology

Sample size
45 live As-Home vacation listings carrying a published nightly base rate. One placeholder card showing EGP 0 was excluded.
Areas in this index
Hurghada / Red Sea (30 units, the data core) and North Coast / Sahel (5 units, indicative only). Alexandria, Cairo, and Faiyum units exist on As-Home but fall outside a Red Sea and Sahel price picture, so they are not counted here.
Date pulled
23 June 2026. This is a single-day snapshot, not a rolling average.
Metric used
Median where the sample is deep enough (Hurghada). A plain low to high range where it is thin (Sahel). The Sahel figure is an indicative range off 5 units, not a market average, and should be read that way.
Unit and currency
Egyptian pounds, per night, base rate. As-Home adds a flat 15% taxes-and-charges line at checkout, so the all-in price a guest sees is the base rate times 1.15.
Peak definition
In the seasonal section, peak means late June through August plus Eid weekends. Those swings are drawn from dated market sources, since the As-Home export is one day's snapshot and does not carry a seasonal column.

Two layers run through this whole piece, and they never blend. As-Home listings is what units on our platform are priced at. Wider market is what comparable units cost elsewhere, pulled from 2026 sources and always labelled. When a figure is ours, it traces to the 45-unit export. When it frames the market, it carries a source and a date.

How much is a vacation rental in Hurghada per night?

Hurghada is the core of this index, with 30 of the 45 priced listings. According to As-Home's June 2026 data, the median Hurghada nightly base rate is 1,775 EGP, and most apartments fall between 1,000 and 3,000 EGP per night. The stock concentrates in Al Hadaba, Nour Plaza, the Intercontinental district, and Selena Bay, which is why the mid-market band is so well represented and the medians hold up.

Median As-Home Hurghada base rate by unit size, EGP per night (teal bars). Chart alt: a studio sits near 925 EGP, a one-bedroom near 1,500, a two-bedroom near 2,000.

One number worth flagging so the range does not read as an error: a single 1-bedroom at Selena Bay lists at 5,000 EGP, well above the next-highest one-bed at 3,000. The median of 1,500 absorbs that outlier correctly, which is exactly why a median beats an average on a sample this size. How much does it cost to rent a chalet on the North Coast right now?

The Sahel sample is small and we will not pretend otherwise. As-Home carries 5 live North Coast chalets as of 23 June 2026, and they span a wide band. Rather than average across so few units, here is the full set, each priced individually:

According to As-Home's 2026 listing data, the Sahel chalet range runs 2,300 to 8,700 EGP per night at base. That spread is real, not noise: the entry units in established compounds sit near 2,300 to 3,000, while Gaia at the top reflects a larger, higher-spec chalet. For context, the wider market in 2026 puts budget Sahel compounds at 1,500 to 3,500 EGP per night, with premium addresses such as Hacienda Bay reported at 5,000 to 20,000 EGP for chalets up to large villas. Property Finder lists average Marassi chalets near 3,000 EGP and Hacienda near 2,500 EGP. Our 5 As-Home units sit inside that band, with Gaia near its upper-mid tier. What does an Ain Sokhna chalet cost for a weekend?

Plainly: As-Home has no live Ain Sokhna listings yet (N=0). Sokhna stock is arriving soon, and once it is live it will feed straight into this index. Until then, we will not invent a single As-Home Sokhna figure. What follows is wider market context only.

In the 2026 market, mid-range private-pool chalets in Ain Sokhna start near 3,000 EGP per night, rising to 15,000 EGP and above at premium resorts like Azha and La Vista in peak weeks. Budget units in compounds set back from the seafront start closer to 1,000 EGP. Because Sokhna runs on Cairo weekend traffic, weekend and public-holiday rates carry a 50% to 100% premium over weekday base. It is a genuine weekend market: most bookings are two to three nights, and Thursday-to-Friday stays fill first.

Red Sea or North Coast: which is cheaper for a stay?

For most travellers right now, the Red Sea wins on price. According to As-Home's June 2026 data, a typical Hurghada apartment carries a median of 1,775 EGP per night, below the As-Home Sahel chalet entry point of 2,300. The table below is the core of this index. Each area shows both layers side by side so the comparison itself stays honest.

How much do prices climb in peak summer and around Eid?

The As-Home export is a single-day snapshot, so the seasonal swing here is wider market context, clearly labelled. The pattern is consistent across sources: coastal Egypt prices on a summer curve, and the two coasts behave differently off-season.

What does a week-long stay cost, by area and size?

As-Home cards price per night, so a week is roughly seven times the base before any host weekly discount, which in the wider market commonly runs 10% to 15%. On that basis, a Hurghada 1-bedroom at the median works out near 10,500 EGP for seven nights at base. A Hurghada 2-bedroom lands near 14,000. An entry Sahel chalet sits around 16,100 for the week, and a Gaia-tier chalet near 60,900. Add 15% at checkout for the all-in figure. These are arithmetic from the nightly medians, not separate weekly quotes.

Where do you get the most space for your money?

On the current data, Hurghada gives the most room per pound. A 2-bedroom there carries a median of 2,000 EGP per night, which is below the cheapest live Sahel chalet at 2,300. If the goal is bedrooms and beach access at the lowest nightly cost, the Red Sea is the value play in June 2026. The Sahel premium is real, and it buys a specific thing: the summer compound scene, the social pull, the Mediterranean water. Whether that is worth the difference is a guest's call, and the numbers above let you make it with eyes open.

What this means for guests

Pick the coast by what you are buying. For nightly value and year-round availability, Hurghada is hard to beat right now. For the summer Sahel experience, expect to start near 2,300 EGP a night and to book early, because the best compounds fill months ahead. Always read the rate as base plus the 15% checkout line, and you can see current As-Home stays and live prices by selecting your dates.

What this means for hosts

If you own on the Red Sea or the Sahel, this index is a pricing mirror. A Hurghada 2-bedroom listed above 3,000 EGP base is sitting at the top of what comparable As-Home units ask, and outside peak it may move slowly. A Sahel chalet priced under 2,300 is leaving money on the table for the summer window. The As-Home dashboard lets you set and adjust your own nightly rate directly, so you can price to the season rather than to a guess. Price questions, answered

How much does it cost to rent a chalet on the North Coast right now?

Based on 5 live As-Home Sahel chalets as of 23 June 2026, nightly base rates run 2,300 to 8,700 EGP, with entry units near 2,300 to 3,000. That is an indicative range off a small sample, not a market average. The wider 2026 market puts budget Sahel compounds at 1,500 to 3,500 EGP and premium addresses like Hacienda Bay at 5,000 to 20,000 EGP.

According to As-Home's June 2026 data, the median Hurghada base rate is 1,775 EGP per night across 30 live listings. Most apartments fall between 1,000 and 3,000 EGP: studios near 925, one-bedrooms near 1,500, two-bedrooms near 2,000. Guests pay a flat 15% on top at checkout.

What does an Ain Sokhna chalet cost for a weekend?

As-Home has no live Ain Sokhna listings yet, so we quote market context only. In 2026, mid-range private-pool chalets start near 3,000 EGP per night and budget units near 1,000, with weekend and holiday rates carrying a 50% to 100% premium. Is the Red Sea or the North Coast cheaper for a stay?

The Red Sea is cheaper on current data. A typical Hurghada apartment carries a median of 1,775 EGP per night, below the As-Home Sahel chalet entry point of 2,300 EGP. A Hurghada two-bedroom at 2,000 median undercuts the cheapest live Sahel chalet, so the Red Sea gives more space per pound in June 2026.

How are these prices measured, and how current are they?

The As-Home figures come from 45 live vacation listings carrying a published nightly rate, pulled on 23 June 2026. We report the base rate in EGP and use the median where the sample is deep (Hurghada) and a plain range where it is thin (Sahel). Market-context figures are dated and sourced separately. This index updates each season.

This is the first edition of the As-Home Price Index. We refresh it each season so the numbers stay current and the series stays comparable over time. Figures reflect live As-Home listings on 23 June 2026 and the dated market sources cited above.
