Terms of Service

Please read these terms carefully before using As-Home.

Agreement & the parties

These Terms of Service (the "Terms") form a binding legal agreement between you and As-home for Asset Management, a company organised under the laws of the Arab Republic of Egypt and headquartered at Red Sea Governorate, North Hurghada, Al Nour and its Extension, Amlak Lands, 779/777 ("As-Home," "we," "us," or "our").

These Terms govern your access to and use of the As-Home websites, mobile applications, and related services (together, the "Platform"). The Platform connects people who wish to list and offer properties with people looking to buy, rent, or book them — across real estate for sale, long-term rentals, vacation homes, commercial spaces, and hotel accommodations in Egypt.

By creating an account, accessing, or using the Platform, you confirm that you have read, understood, and agree to be bound by these Terms and by our Privacy Policy. If you do not agree, you may not use the Platform. If you use the Platform on behalf of a company or other legal entity, you represent that you are authorised to bind that entity to these Terms.

Key definitions

To keep these Terms clear, a few words have specific meanings:

  • Member — any person with an As-Home account.
  • Host — a Member who publishes a listing to sell, rent, or make a property available for booking.
  • Guest — a Member who searches for, books, enquires about, or uses a listing.
  • Listing — a property, room, unit, or accommodation made available by a Host on the Platform.
  • Booking — a confirmed reservation of a Listing for a defined period.
  • Content — any text, photos, reviews, messages, or other material submitted to the Platform.
  • As-Home Payments — the payment-processing services we provide through our licensed payment partners to collect and disburse funds.

Eligibility & your account

You must be at least 18 years old and able to enter into legally binding contracts to use the Platform. By using As-Home, you represent that you meet these requirements.

  • Provide accurate, current, and complete information when registering, and keep it up to date.
  • Keep your login credentials confidential and secure — you are responsible for all activity under your account.
  • Maintain one account per person unless we expressly permit otherwise.
  • Notify us immediately at info@as-home-group.com of any unauthorised use of your account.

We may require identity or document verification before you list, book, or transact, and may refuse, suspend, or remove accounts at our reasonable discretion to protect the community and comply with the law.

How As-Home works

As-Home is a marketplace and technology platform. We help Hosts and Guests discover one another, communicate, and — where applicable — transact. When you book or transact with another Member, you enter into a direct agreement with that Member.

Except where we expressly act as a payment facilitator through As-Home Payments, As-Home is not a party to any agreement between Members. We do not own, sell, resell, manage, control, build, or inspect any property, and we are not a real-estate broker, agent, property manager, builder, hotelier, travel agency, or insurer.

Hosts alone are responsible for their Listings and the accuracy of the information they provide. We do not guarantee the existence, quality, safety, legality, or suitability of any Listing, Host, or Guest.

Listings & Host responsibilities

If you publish a Listing, you are a Host and you agree to:

  • Have the legal right and all necessary authority, ownership, permits, and licences to list, sell, rent, or offer the property.
  • Provide accurate, complete, and up-to-date information, including photographs, location, amenities, availability, rules, and pricing.
  • Honour every confirmed Booking and the rates and terms shown at the time of booking, unless an extraordinary circumstance prevents it.
  • Keep the property in the condition represented in the Listing and as required for safe, lawful occupancy or transfer.
  • Comply with all applicable Egyptian laws, regulations, and tax obligations relating to your activity, including any required registrations and the collection and remittance of applicable taxes.
  • Respond to enquiries and booking requests promptly, and honour the cancellation policy you select.

You are solely responsible for your Listings and your dealings with Guests. We may remove or disable any Listing that, in our reasonable judgement, breaches these Terms or the law.

Searching, bookings & reservations

When you confirm a Booking, you agree to pay the total price shown and you enter into a direct contract with the Host, subject to the Host's cancellation policy and house rules, which are displayed on the Listing page before you confirm. Please review them carefully.

Some Listings book instantly; others require the Host to accept your request within the stated window, after which an unaccepted request expires and any hold is released. A Booking is only confirmed once you receive confirmation from As-Home.

As-Home may cancel a Booking, or limit access to the Platform, where we reasonably believe this is necessary to prevent fraud, protect the safety of Members, or comply with the law — and, where appropriate, we will arrange a refund of amounts paid.

Payments, fees & taxes

Payments on the Platform are processed securely through As-Home Payments and our licensed payment partners. By providing payment details, you authorise us to charge the total amount shown at checkout. Prices are displayed in Egyptian Pounds (EGP) unless stated otherwise; international cards may incur additional fees from your bank.

As-Home charges a service fee, shown transparently before you confirm. Hosts may be charged a separate host fee, deducted from their payout. Host payouts are released according to our payout schedule after a Booking is confirmed or a stay begins, as applicable.

You are responsible for any taxes (including VAT or tourism levies) that apply to your transactions. To protect both parties and our community, all payments for bookings arranged through the Platform must be made through As-Home Payments — collecting or paying outside the Platform is prohibited (see Section 12).

Cancellations & refunds

Refunds on cancellation are governed by the cancellation policy the Host selected for the Listing (for example, flexible or non-refundable), shown to you before booking. Where a refund is due, it is processed to your original payment method, less any non-refundable service fees, within a reasonable period.

If a Host cancels a confirmed Booking, or a serious issue makes a property unavailable or materially different from its Listing, we will help you find a comparable alternative where possible or arrange an appropriate refund in accordance with our policies.

In the event of major disruptive events beyond a Member's reasonable control that make it impractical or unlawful to complete a reservation, we may modify or cancel affected Bookings and handle refunds on a case-by-case basis.

Property sales & long-term rentals

For properties listed for sale or long-term rent, As-Home provides a listing, discovery, and introduction service only. We are not a party to, and do not broker, guarantee, or escrow, any sale or lease that results from a connection made on the Platform.

You are responsible for conducting your own due diligence before entering any transaction, including verifying ownership and title, the accuracy of the listing, permits and zoning, the legality of the transaction, and the identity and standing of the other party.

We strongly recommend engaging qualified independent professionals — such as a lawyer, surveyor, or licensed real-estate advisor — before signing any contract or transferring any funds. Information on the Platform is provided by Hosts and is not verified, endorsed, or warranted by As-Home.

Guest responsibilities

As a Guest, you agree to:

  • Use the property only as intended and within the agreed dates, occupancy, and house rules.
  • Treat the property, neighbours, and the Host with respect, and leave the property in the condition you found it.
  • Provide accurate guest information and not exceed the booked number of guests without permission.
  • Be responsible for any damage you, or anyone you invite, cause during your stay, and for complying with applicable laws.

Hosts may charge reasonable, disclosed amounts for damage or rule violations, which may be resolved through our resolution process.

Reviews, content & intellectual property

You retain ownership of the Content you submit, but you grant As-Home a non-exclusive, worldwide, royalty-free licence to host, use, display, and distribute that Content in connection with operating and promoting the Platform.

Reviews must be genuine, based on a real experience, and must not be false, misleading, defamatory, or used to coerce or extort another Member. We may remove Content that breaches these Terms, our policies, or the law.

The Platform, including its software, design, trademarks, and branding, is owned by As-Home or its licensors and is protected by law. You may not copy, modify, or create derivative works from it except as expressly permitted.

Prohibited conduct & off-platform activity

You agree not to use the Platform to:

  • Post false, misleading, or fraudulent Listings, Content, or reviews.
  • Circumvent the Platform by arranging payment or transacting off-platform with users you met through As-Home.
  • Harass, threaten, defame, or discriminate against any person, including on the basis of any protected characteristic.
  • Use bots, scrapers, or other automated means to access, copy, or extract data from the Platform.
  • Infringe others' rights, transmit malware, interfere with the Platform's operation, or breach any applicable Egyptian or international law.

Breaching this section may lead to removal of Content, suspension or permanent termination of your account, forfeiture of fees, and referral to the competent authorities.

Disclaimers

The Platform and all Content are provided "as is" and "as available" without warranties of any kind, whether express or implied, to the maximum extent permitted by law.

As-Home does not control and does not warrant the existence, condition, quality, safety, legality, or accuracy of any Listing, the truth or accuracy of any Member's Content, or the ability of Hosts or Guests to complete a transaction. Any reliance you place on a Listing or Member is at your own risk.

Limitation of liability

To the maximum extent permitted by Egyptian law, As-Home, its affiliates, and their staff shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profit, revenue, data, or goodwill, arising out of or relating to the Platform or these Terms.

To the extent As-Home is found liable, our aggregate liability for any claim shall not exceed the greater of (a) the total fees you paid to As-Home in the twelve (12) months before the event giving rise to the claim, or (b) EGP 5,000. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

Indemnification

You agree to indemnify and hold harmless As-Home and its affiliates from any claims, losses, liabilities, and reasonable expenses (including legal fees) arising from your breach of these Terms or applicable law, your Content, your Listings, or your interactions or transactions with any other Member.

Suspension & termination

You may stop using the Platform and close your account at any time. We may suspend or terminate your access, remove Listings or Content, or withhold or cancel transactions where we reasonably believe you have breached these Terms or the law, or where necessary to protect the Platform or its Members.

Provisions that by their nature should survive termination — including payment obligations, disclaimers, limitation of liability, indemnification, and dispute resolution — will continue to apply.

Governing law & dispute resolution

These Terms are governed by the laws of the Arab Republic of Egypt. If you have a concern, please first contact us at info@as-home-group.com so we can try to resolve it informally — most issues are settled quickly this way.

Any dispute that cannot be resolved informally shall be referred to binding arbitration seated in Cairo, Egypt, under the rules of the Cairo Regional Centre for International Commercial Arbitration (CRCICA), conducted in Arabic or English. Notwithstanding the foregoing, either party may seek urgent injunctive relief from the competent Egyptian courts.

Changes, severability & contact

We may update these Terms from time to time. When we make material changes, we will post the updated Terms here and update the "last updated" date. Your continued use of the Platform after changes take effect constitutes acceptance of the revised Terms.

If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
