A 5% Down Payment in New Cairo: What Comes Next

A 5% down payment is one line of a New Cairo payment schedule. Three real 2-bedroom examples, a cash-timing table and the questions to put in writing.

The short answer

A 5% down payment is real in New Cairo: eight of the nine Hyde Park, City Gate and ZED East phases on As-home list it. On a EGP 13.28 million apartment it is EGP 664,000. The other 95% is paid in quarterly instalments over 8 or 10 years. What is not published is the rest of the schedule: the reservation amount, each instalment, any payment at handover and extra charges. Ask for that schedule in writing, for one specific unit, before you commit.

Who this guide is for. Buyers who have seen "5% down" on a New Cairo apartment and want to know what they will actually pay, and when. If you have not narrowed down a project yet, start with Hyde Park, City Gate or ZED East in New Cairo?

The down payment is one line of a schedule

A developer's payment schedule usually has several parts, and each needs its own number and date:

  • Total unit price. The price of that specific unit, from a dated price list.
  • Reservation payment. An amount to hold the unit. Ask whether it is part of the down payment or on top of it, and whether it is refundable.
  • Down payment. The percentage due at contract, 5% in most of these phases.
  • Instalments. How many, how often and how much each. Equal amounts are common but not guaranteed.
  • Handover payment. Some schedules put a larger amount at delivery. Ask whether this one does.
  • Separately confirmed charges. Anything billed outside the unit price: maintenance, parking, club membership, finishing upgrades.

Three current examples

Three two-bedroom apartments in Hyde Park New Cairo, the lowest-priced two-bedroom listed in each phase. They are comparable homes on three different terms. The price is the unit's own; the plan is the one recorded for its phase. Confirm with the consultant that the two go together for the exact unit.

Checked 7 November 2026. Prices from the developer's price list dated 3 November 2026. Not included: reservation payment, handover payment, maintenance, parking, club and finishing costs. The number of quarterly dates is the plan length times four; the developer may count them differently.

Notice what the down payment hides. The cheapest apartment has the smallest first payment, the longest plan and the latest handover, and it comes without finishing. The two Fifth Settlement apartments cost almost the same, but only Parkway is finished.

When the cash is due

The table follows example B, Greens Residence. Only the rows with a supported number have one; "not recorded" means the figure is unknown, not zero.

StageWhat is known (EGP)
At reservationNot recorded
At contract5% down payment: 664,000 (less any reservation payment, if it counts towards it)
Before handoverQuarterly instalments; amounts not recorded
At handover (scheduled Aug 2027)Any handover payment or maintenance deposit: not recorded
After handoverThe remaining quarterly instalments

That last row matters. If the eight years start at contract in November 2026, only about the first three quarterly dates fall before the scheduled handover in August 2027, and most of the schedule is paid after you receive the keys. That suits some buyers and not others. Ask the consultant to show it as dates.

A worked example, with hypothetical numbers

These figures are invented to show the arithmetic. They are not any developer's schedule.

Hypothetical unit: EGP 10,000,000Schedule 1Schedule 2
Down payment, 5%500,000500,000
Payment at handover01,000,000
Left for instalments9,500,0008,500,000
40 equal quarterly instalments of237,500212,500

Same price, same down payment, different cash flow: schedule 2 is lighter each quarter but needs a large sum at handover. Only the developer's written schedule tells you which you have. Dividing the balance by the number of years gives you a rough sense of scale, not your instalment.

Costs to ask about, one by one

Not every development charges all of these, and nothing below is recorded for these phases. Ask, for each one, whether it applies, how much it is and when it is due:

  • Maintenance deposit or annual service charge
  • Parking space: included, optional or extra
  • Club membership or facilities fees
  • Finishing: for a core-and-shell unit, what you will need to budget for fit-out after handover
  • Any amount due at handover that is separate from the instalments

If you are paid abroad

These prices and plans are in Egyptian pounds. If you earn in another currency, the pound amounts in your contract are fixed, but what each instalment costs you in your own currency will move with the exchange rate over 8 or 10 years. Compare commitments in the contract currency, decide yourself how much margin you want to keep, and ask how payments from abroad are credited to your schedule. We do not forecast exchange rates or prices, and this is not investment advice.

What to ask for in writing

  • The unit number and its total price, with the price-list date
  • The reservation amount, whether it counts towards the down payment, and whether it is refundable
  • Every instalment with its date and amount
  • Any payment at handover, and the maintenance deposit if there is one
  • Parking, club and other charges, with due dates
  • The finishing specification and the handover date in the contract
  • What happens if a payment is late

Request the full payment schedule for a suitable unit

Open the project and tap the WhatsApp button to reach an As-home consultant. If you want, add your total budget, how much you can pay at the start, a comfortable range for each recurring payment, the bedrooms you need, your handover timeframe and the project you prefer. You do not need to send income documents or passport details to get a schedule.

Frequently asked questions

Which New Cairo phases on As-home offer 5% down?

On 7 November 2026: Parkway Residence, Greens Residence, Hyde Park Central and Central Water Residences (Hyde Park), Sapphire Residence and Jade Hills (City Gate), and Club Residence and The Emerald Collection (ZED East). Grand Park (Hyde Park) lists 10% down over six years.

Is the reservation payment part of the 5%?

It is not recorded for these phases. Ask whether it is deducted from the down payment or paid on top, and whether it is refundable.

Can I work out my quarterly instalment myself?

Only roughly. Without the developer's schedule you do not know whether instalments are equal or whether a payment falls at handover, so a balance divided by the number of quarters is an estimate, not your instalment.

Do I keep paying after handover?

Often, when the plan is longer than the time to handover. On an eight-year plan with handover in 2027, most instalments would fall after you receive the unit. Ask for the dates.

Method: prices, plans, finishing and scheduled handover come from As-home's project and listing records checked on 7 November 2026, citing the developer's price list of 3 November 2026. Down payments and balances are our arithmetic; the worked example is hypothetical. No legal or tax costs are stated because none are recorded for these phases.
