Hyde Park, City Gate or ZED East in New Cairo?

Shortlist a New Cairo home across nine phases of Hyde Park, City Gate and ZED East: home types, starting prices, payment plans, handover and finishing.

The short answer

Do not compare three brand names; compare the nine phases behind them. Shortlist on five things: how you will use the home, your total budget (not the down payment), the latest handover you can accept, the home type you need, and the places you must reach. On 7 November 2026 these phases started at EGP 6.41 million for a core-and-shell one-bedroom with handover scheduled for 2030, and went up to villas. Most list 5% down. Delivery runs from December 2026 to October 2030.

Who this guide is for. Buyers weighing Hyde Park, City Gate and ZED East in New Cairo, including Egyptians working in the Gulf who want a short list before a visit. It compares phases; it does not pick a winner. If you already have a phase in mind and want to understand the cash you will pay over time, read what a 5% down payment means in New Cairo.

Three names, nine phases

Each name covers several phases with their own location, home types, finishing, payment plan and handover date. "Hyde Park" alone is five phases in two areas: Grand Park, Greens Residence and Parkway Residence are in the Fifth Settlement; Hyde Park Central and Central Water Residences are in the Sixth Settlement. City Gate, by Qatari Diar, has two phases on As-home, and ZED East, by Ora Developers, has two. So a payment plan or a delivery date quoted for "Hyde Park" tells you little until you know which phase it belongs to.

As-home is the marketing agency for these phases and sells on behalf of each developer. This guide sets out what is recorded for each phase; it does not rank them.

Checked 7 November 2026 on each phase's As-home page. Prices are total unit prices from the developers' price lists dated 3 November (Hyde Park phases) and 1 November 2026 (City Gate and ZED East). Handover dates are the developers' scheduled dates. Not recorded for any phase: reservation amount, any payment due at handover, maintenance deposit, parking and club charges. A few phase pages also show individual listings outside the types above, such as two-bedroom apartments at Club Residence.

Compare like with like

A starting price belongs to one specific unit, so set the home type and size first and compare only within it. A small one-bedroom will always look cheaper than a large three-bedroom; that says nothing about value. The same goes for payment plans: Grand Park's 10% over six years applies to its villas and should not be set against an apartment's 5% over ten years.

Two-bedroom apartments are the one type three phases share, so they make a fair first comparison:

Lowest-priced 2-bed listedSizePrice (EGP)Per m² (EGP)FinishingHandover
Central Water Residences102 m²9,110,000about 89,300Core and shellFeb 2030
Greens Residence113 m²13,280,000about 117,500Core and shellAug 2027
Parkway Residence116 m²13,530,000about 116,600Fully finishedApr 2028

Price per square metre is our arithmetic on the listed price and size. It ignores finishing, floor, garden or roof, and the payment plan, so treat it as a starting question, not a verdict.

Read across a row and the trade-offs appear. The lowest price per square metre comes with the latest handover and no finishing, so you would pay for fit-out after 2030. Greens hands over soonest but is also core and shell. Parkway costs about the same per square metre as Greens and is the one sold fully finished.

Who should look at each, and what might rule it out

Hyde Park (five phases)

Worth investigating if you want a choice of home types and budgets in one community, or the earliest scheduled handovers on this list. Things that could rule a phase out: whether it sits in the Fifth or the Sixth Settlement, given where you need to be; core-and-shell finishing in four of the five phases, which means fit-out cost and time after handover; and, for Grand Park, a villa-only range with a shorter, 10% plan.

City Gate (two phases)

Worth investigating if you want a fully finished three-bedroom apartment (Sapphire Residence) or a large villa (Jade Hills). It may not suit you if you need one or two bedrooms, or a handover before October 2030. Jade Hills shows one documented villa of each size, so ask early whether the unit you saw is still offered.

ZED East (two phases)

Worth investigating if you want a fully finished home in either phase. Entry is a one-bedroom from EGP 13.6 million, so it is outside a lower budget, and both phases are scheduled for October 2030.

We have not added commute times, school distances or construction progress: none is recorded for these phases, and estimates would mislead. Each phase page has a map pin; measure your own routes from it.

Your viewing shortlist

Answer three questions before you ask for viewings:

  • Will you live in the home, rent it out or keep it for family, and from when?
  • What is the latest handover you can accept, and can you pay for finishing if the unit is core and shell?
  • Which places must you reach often: work, school, family, the airport?

Then ask the consultant for these details on each unit you shortlist:

  • Unit number, floor and floor plan, with the area and how it is measured
  • Total price for that unit and the date of the price list it comes from
  • The full written payment schedule (see our payment guide for what to ask)
  • Finishing specification and the handover date written in the contract
  • What is included and what is extra: parking, club, maintenance
  • Who the contract is with

Buying from abroad: video or on-site viewing

Each project page says viewings and unit plans are arranged through As-home on WhatsApp, and that a consultant can set up a site visit or a video viewing. Say which you want when you message, and agree the time in the chat; no response time or appointment is guaranteed in advance. A video viewing shows a show unit, a site or a plan; for an off-plan phase there may be no finished unit to see yet.

Request a shortlist for my budget

Open the project you are leaning towards and tap the WhatsApp button. It starts a chat with an As-home consultant and a reference number. In your own words, add any of these you are happy to share: the projects you are considering, your total budget range, the down payment you have available, the home type, how you will use it, your target handover and whether you want a video or site viewing.

Frequently asked questions

Is Hyde Park in the Fifth or the Sixth Settlement?

Both, depending on the phase. On As-home, Grand Park, Greens Residence and Parkway Residence are recorded in the Fifth Settlement, and Hyde Park Central and Central Water Residences in the Sixth Settlement.

Which of the three is cheapest?

On 7 November 2026 the lowest listed price was a 70 m² core-and-shell one-bedroom at Central Water Residences (Hyde Park) for EGP 6.41 million. Cheapest is only meaningful within one home type and size, so compare like with like.

Which phase hands over first?

Grand Park (Hyde Park), scheduled for December 2026 by the developer, but it offers villas only. For apartments, Greens Residence is scheduled for August 2027.

Are the units finished?

It depends on the phase: Parkway Residence, Sapphire Residence, Club Residence and The Emerald Collection are listed fully finished; the other phases are listed core and shell, with one semi-finished villa at Grand Park. Ask for the finishing specification of the exact unit.

Method: phases, locations, home types, starting prices, plans, finishing and scheduled handover were taken from As-home's project records on 7 November 2026, which cite the developers' price lists dated 1 and 3 November 2026. Plans are recorded per phase; confirm that a plan applies to the unit you choose. Price per square metre is our calculation. Nothing here is investment advice.
