Furnished or Unfurnished Apartment in Hurghada?

Buying in Hurghada to use and let to guests? How your plans shape the shortlist, what furnished includes, running costs, letting rules and viewing questions.

The short answer

If you are buying in Hurghada for your own holidays and to let to guests when you are away, decide how the apartment will be used before you compare furnishing. Do not assume a unit comes furnished: of the 155 Hurghada apartments for sale on As-home that we checked on 13 October 2026, 115 were marked unfurnished and 13 furnished or part-furnished. A furnished unit can be used sooner, but only an itemised inventory tells you what "furnished" means. Before viewing, also ask about service charges, letting rules and who will look after the apartment between stays.

Who this guide is for. Buyers comparing apartments in Hurghada and nearby areas who want to use the property themselves and may let it to holiday guests at other times. For prices, ownership and payment plans, see our guide to buying property in Hurghada; for the return side of letting, see realistic numbers for Hurghada holiday rentals. This piece is about one practical decision: what condition to buy in, and what that means for the way you will use the apartment.

Start with how you will use it

The same apartment can be a good buy for one plan and a poor one for another. Write down which of these is closest to yours before you compare listings:

What Hurghada listings on As-home say about furnishing

On 13 October 2026 we checked the 155 apartments listed for sale in Hurghada on As-home. 115 were marked unfurnished, 6 partly furnished and 7 furnished; 27 did not say. That describes these listings, not the whole Hurghada market, but the practical lesson holds either way: check the furnishing status of each unit rather than assuming it, and confirm it in writing even when the listing states it.

Finishing and furnishing are different things. "Fully finished" usually means floors, walls, bathrooms and fittings are complete; it does not mean there is a bed, a fridge or curtains. "Semi-finished" can mean the buyer still has to complete bathrooms, kitchen or flooring. Ask which items are included and get the answer in writing.

Furnished, part-furnished or empty: what you are buying

Furnished

The advantage is time: you may be able to use the apartment, or let it, soon after handover. The risk is that "furnished" has no fixed meaning. Ask for an itemised inventory that lists each piece of furniture and appliance, its condition and, for appliances, whether it works. Check that what you see on the viewing matches the photos; some listing images are developer renderings, not photographs of the unit. Ask whether the furniture is included in the price or sold separately.

Part-furnished

This can mean a fitted kitchen and air conditioning, sometimes wardrobes, but there is no standard. Those are often the most awkward items to install, so a part-furnished unit can save real effort. Find out exactly which items stay and check they work.

Unfurnished

You choose everything, and the price is for the apartment alone. Budget for the fit-out and the time it takes, and check practical limits: lift size for furniture, delivery access to the compound, and whether the compound restricts work hours.

If you will host guests, furnish for what they expect

Holiday guests compare your apartment with the others in the same search. As a reference point, most of the 40 Hurghada holiday homes listed for nightly stays on As-home on 13 October 2026 listed air conditioning, an equipped kitchen, a washing machine and Wi-Fi among their amenities. A unit without those basics is likely to compete at a disadvantage. Choose durable, easily replaced furniture, enough beds for the guest numbers you plan to accept, and a lockable cupboard for your own things.

Layout and bedrooms

Of the same 155 Hurghada apartments for sale, 31 were studios, 50 had one bedroom and 51 had two, against 22 with three bedrooms and one with four. If your family needs three bedrooms, the choice on As-home is narrower. Check floor areas on each listing rather than judging size by bedroom count. For mixed use, think about how many people sleep there on your own visits and how many guests you would accept. A second bathroom and a sofa bed can matter more than a slightly larger living room.

Some listings describe a unit as a "hotel studio" or "hotel apartment". Ask what that means in this building: whether a hotel operates it, whether owners must let through that operator, what share of income or fees applies, and whether there are limits on your own use.

Running costs, rules and who looks after it

If service charges are not stated in the listing, request a written breakdown from the seller or developer, including what they cover (security, cleaning of common areas, pools, beach, maintenance) and how often they have changed. Add utilities, internet, insurance and, if you let, cleaning, laundry and repairs between guests.

Ask for the compound or building rules in writing. They may limit short stays by guests, require guests to be registered at the gate, charge for beach or pool access, or require owners to let through a named operator. Rules on licensing holiday homes in Egypt have also changed recently; our Arabic guide to holiday-home rules in Egypt explains the background, and a qualified adviser can tell you what applies to the unit you are considering.

Finally, decide who will look after the apartment. Someone has to hand over keys, clean, wash linen, deal with a broken air conditioner and check the unit after each stay. If you will not be in Hurghada, that is a local person or company with clear written terms, and their cost belongs in your sums.

Questions to ask before arranging a viewing

  • Is the unit sold furnished, part-furnished or empty? Can I have the inventory?
  • Are the photos of this unit, or developer renderings?
  • What finishing is complete, and what would I still need to do?
  • What are the service charges, what do they cover, and are any due now?
  • Do the building or compound rules allow short stays by guests? On what conditions?
  • Is there an operator or management company, and must owners use it?
  • Are beach and pool access included for owners and for guests?
  • When can I take handover, and in what condition?

Have your lawyer check the contract and the unit's documents before you pay anything.

Frequently asked questions

Is it better to buy furnished or unfurnished in Hurghada?

It depends on your plans. Furnished saves time if the furniture suits you and is in good condition; unfurnished lets you choose durable items that suit both you and guests. Compare the price of a furnished unit with the cost and time of fitting out an empty one.

Can I let my Hurghada apartment to holiday guests?

It depends on the building or compound rules and on the rules that apply to holiday homes. Ask for the compound rules in writing and ask a qualified adviser what applies to your unit before you buy.

What should a furnished apartment include?

There is no standard. Ask for an itemised inventory with the condition of each item, and check it on the viewing.

Method: figures for apartments for sale cover the 155 residential listings in the Apartment category with Hurghada as their destination on As-home's public listings on 13 October 2026; furnishing status is as marked by the seller, and listings in nearby areas classified outside Hurghada are not included. Holiday-home amenity figures come from As-home's public holiday-home search for Hurghada on the same day (40 listings), as tagged by hosts. These figures describe listings on As-home, not the wider market.
