Buying Property in Hurghada in 2026: Apartments for Sale, Payment Plans and What to Check
182 properties for sale in Hurghada on As-home on 8 September 2026, 163 of them apartments with a median asking price near 3.9 million EGP. Ready, resale and off-plan, cash versus installments, and the title, service-charge, beach and resale checks to make before a deposit.

Buying in Hurghada in 2026 mostly means buying an apartment: of the 182 properties for sale on As-home classified to Hurghada on 8 September 2026, 163 are apartments, and their asking prices run from 697,500 to 20.9 million EGP with a median of about 3.9 million EGP. That is As-home's live inventory, not the whole Hurghada market. Payment terms, furnishing and delivery dates are not structured fields on these listings, so the checks in this guide (title, service charges, beach access, resale) are questions you put to the seller before paying anything.
Who this guide is for. Egyptians and foreign buyers who are seriously comparing apartments, chalets or villas in Hurghada, whether for their own use, for family holidays, or with an eye on letting the unit out. It is not a holiday-planning piece and it does not cover renting; for that, read the Hurghada renting guide.
Hurghada is the largest property market on Egypt's Red Sea coast and the one with the widest price range. Because the same city holds 700,000 EGP studios inside older hotel-managed buildings and 20 million EGP penthouses in new compounds, the useful question is rarely "how much does Hurghada cost" but "what am I actually getting for the price I am looking at". This guide works through that question using what is listed on As-home right now, then lists the checks that decide whether a listing is a good buy.
What kinds of property are for sale in Hurghada on As-home?
The Hurghada sale inventory on As-home is dominated by apartments. Counted on 8 September 2026, after excluding two listings whose deal type is rental:
| Property type | Active listings | Asking price range (EGP) | Median (EGP) |
|---|---|---|---|
| Apartments (studios to 3 bedrooms and penthouses) | 163 | 697,500 to 20,900,000 | 3,903,868 |
| Villas | 3 | 16,800,000 to 42,000,000 | 35,000,000 |
| Duplexes | 2 | 9,000,000 to 11,825,000 | 10,412,500 |
| Chalets | 2 | 4,720,560 to 4,844,320 | 4,782,440 |
| Shops and one land plot | 12 | Commercial; outside the scope of this guide | |
Source: As-home real-estate listings classified to Hurghada, extracted 8 September 2026. Asking prices as listed by the seller, in EGP. Three villas and two duplexes are too few to treat their medians as a market signal; they are shown so the table is complete.
Two features of that list matter for a buyer. First, the apartment median of 3.9 million EGP hides a wide spread: the middle half of apartment asking prices sits between roughly 2.7 and 5.6 million EGP, with 20 apartments under 2 million and 37 above 6 million. Second, 12 of the apartment titles describe the unit as a hotel studio or hotel apartment, meaning a unit inside a hotel-run building. Those are cheaper on average and come with rules of their own, covered below.
Where in Hurghada the listings are
Most of the inventory sits in named districts and branded developments that have their own pages on As-home, each showing only units verified to belong there: Arabia District (including Florenza Khamsin and Scandic Resort), El Hadaba (Panorama Hills, ICONIC Resort, Noureen), Al Ahyaa in the north, the Intercontinental District, El Mamsha on the tourist promenade, and El Kawther. If you already know which part of the city you want, those pages are the shortest route to a shortlist. If you do not, the area-by-area guide explains how the districts differ, even though it was written for visitors rather than buyers.
Ready to move, resale or off-plan: what can you actually tell from a listing?
Buyers usually sort Hurghada into three categories: ready units you can move into on completion, resale units sold by a previous owner, and off-plan units bought from a developer before or during construction, usually on a payment schedule tied to construction milestones.
A point of honesty about the data: As-home listings do not carry a structured "ready or off-plan" field, a delivery date, or a furnishing status. On 8 September 2026 those columns were empty on every Hurghada listing. Where a seller states a delivery date, a finishing level or "fully furnished", it appears in the listing's title or description. So treat category labels as something you confirm with the seller, not something you read off a filter. The same applies to the 12 hotel-managed units: the title says "hotel studio", and the management terms are a question, not a field.
Cash or installments: what do Hurghada payment plans look like?
Developer installment plans are common in Hurghada, and third-party listings and agency sites describe down payments and multi-year schedules of many shapes. This guide does not repeat those figures, because the As-home data cannot verify them: none of the 182 Hurghada listings carries a structured payment-plan, down-payment or installment-years value. What a listing does carry is a single asking price, and a seller who offers installments will usually quote a different total for cash and for a plan.
The practical rule is therefore simple. Ask for both numbers in writing before you compare two units: the cash price, and the installment price with its down payment, the number and frequency of instalments, and what happens to the schedule if handover is delayed. A lower cash price is not automatically the better deal if it drains the money you would need for finishing, furniture and the first years of service charges.

What should you check before you pay a deposit?
The price is the easy part. These are the questions that separate a sound purchase from an expensive lesson, in the order they usually come up.
Title and land status
Ask what document the seller will transfer and what sits behind it. In Hurghada a unit can stand on privately owned, registered land, or on land allocated to the developer by a state body under a long-term arrangement; the two carry different registration routes and different resale positions. Ask for the developer's land documents, whether earlier units in the same building have been registered in buyers' names, and for a lawyer's opinion on the chain of ownership. For foreign buyers, Egypt's Law 230 of 1996 sets the general limits (up to two properties for residential use, each within a maximum area, with some restricted zones); the state real-estate platform publishes a legal guide for foreign buyers, and our own explainer on foreign ownership in Hurghada covers the process. None of that replaces independent legal advice for your specific unit.
Maintenance and service charges
Every compound and most standalone buildings charge an annual or monthly fee for security, pools, gardens, lifts and cleaning. Ask for the current amount, how it is calculated (per square metre or per unit), what it covers, how often it has risen, and whether there is a one-time maintenance deposit at handover. Hotel-managed studios often carry a higher charge in exchange for services; ask exactly which services.
Furnishing and finishing
"Fully finished", "semi-finished" and "core and shell" are three very different budgets. Ask for the finishing specification in writing, and if a unit is sold furnished, ask for an inventory list. On As-home, furnishing is described in the listing text where the seller has supplied it, not in a filter, so read the description rather than assuming.
Handover
For anything not yet built, ask for the contractual delivery date, the penalty (if any) for late delivery, and what "delivery" means in the contract: keys, utilities connected, or something less. Ask which utilities are metered to the unit and who pays connection fees.
Beach access and the view
Hurghada's coast is a mix of public beaches, hotel beaches and private compound beaches. "Sea view" and "beach access" are separate claims: 24 of the 163 Hurghada apartment titles on As-home mention a sea view, but a view does not mean a right to reach the water. Ask whether the compound has its own beach, whether owners and their guests can use a neighbouring hotel's beach and on what terms, and how far the walk is. For a broader view of how the districts sit relative to the water, this Arabic guide maps it out for the rental market.
Rental use and hotel-managed units
If part of your plan is to let the unit out, check three things: whether the compound's rules allow short-term letting, whether a hotel-managed unit obliges you to rent through the hotel's pool and on what split, and what licensing applies. Our guide to realistic vacation-rental returns in Hurghada covers what to expect from rental income; it is about the rental side, not a promise attached to any property here.
Resale
Ask who your future buyer would be and what they would need from you: a registered title makes a resale to a foreign buyer far simpler, a hotel-managed unit narrows the buyer pool to people who want that model, and an unusual layout narrows it further. A unit that is easy to sell is worth a small premium over one that is not.
A buyer's checklist before making an enquiry
- Cash price and installment price, both in writing, with the down payment and the schedule.
- What is being transferred: registered title, a contract on developer-held land, or a hotel-unit agreement.
- Current service charge, what it covers, and the maintenance deposit at handover.
- Finishing specification, and an inventory if the unit is sold furnished.
- Delivery date and late-delivery terms for anything unbuilt.
- Beach: own beach, a hotel arrangement, or none, and the walking distance.
- Rules on short-term letting and any obligation to rent through a hotel.
- Whether earlier units in the building have been registered in buyers' names.
- A lawyer of your own, not the seller's, reviewing the contract before any payment.
How to browse Hurghada listings or ask As-home for options
The Hurghada property page lists every active unit with its asking price, photos and map position, and each listing page has an enquiry form and a WhatsApp button that opens a chat about that specific unit. If you would rather start from a brief than from a list, send As-home your budget, the area you prefer and whether you want a ready or an off-plan unit, and you will get back a shortlist with the payment terms attached. The buyer guides for Sahl Hasheesh and Soma Bay cover the two resort destinations south of the city, where the inventory and the price bands are very different.
Method and sources
Inventory figures come from As-home's real-estate search on 8 September 2026: 184 active listings classified to Hurghada, two of which are rentals mis-filed as sales and were excluded, leaving 182. Prices are the sellers' asking prices in EGP; medians and quartiles were computed on the 163 apartment listings. Counts by district come from As-home's verified entity pages. The absence of structured payment-plan, furnishing, delivery-date and bedroom values was checked directly against the listing database on the same date. Legal points are informational and cite the Egyptian real-estate platform's published guidance; they are not legal advice.
Frequently asked questions
How much does an apartment in Hurghada cost in 2026?
On As-home, the 163 apartments for sale in Hurghada on 8 September 2026 carried asking prices from 697,500 to 20.9 million EGP, with a median of about 3.9 million EGP and the middle half between roughly 2.7 and 5.6 million. That is one platform's live inventory, not a citywide average.
Can I buy an apartment in Hurghada in installments?
Many sellers and developers in Hurghada offer installment plans, but As-home listings do not carry a structured payment-plan field, so the terms are confirmed by asking the seller. Request the cash price and the installment price with its down payment and schedule in writing before comparing units.
Can foreigners buy property in Hurghada?
Yes, within the limits of Egypt's Law 230 of 1996, which allows a foreigner to own up to two residential properties subject to area limits and restricted zones. The state real-estate platform publishes guidance for foreign buyers, and a local lawyer should check the specific unit's title before you pay.
What is a hotel studio in Hurghada?
A unit inside a building run as a hotel, sold to a private owner. Twelve Hurghada apartment titles on As-home describe one. They are usually cheaper but may carry higher service charges and an obligation to rent through the hotel, so ask for the management agreement.
Which areas of Hurghada have the most property for sale?
On As-home, the largest verified clusters are Arabia District, El Hadaba, Al Ahyaa, the Intercontinental District and El Mamsha, each with its own listings page. The counts change as units sell, so check the live pages rather than a figure quoted here.
What should I check before paying a deposit?
The title or land status, the service charge and maintenance deposit, the finishing specification, the delivery date and penalties for an unbuilt unit, beach access, the compound's rules on letting, and the contract itself, reviewed by your own lawyer.
