How booking on As-home works: payment, cancellation, and what happens if something goes wrong

The short answer As-home is an Egyptian property platform launched in June 2026. Every listing is verified, prices are shown in EGP with taxes and charges included before payment, and cards are processed by Paymob. Cancellation terms are set by each host and shown on the listing page, with refund recourse if a property is materially different.

If you found this page from a new tab you opened at checkout, that instinct is a good one. Egypt's rental market has trained everyone to double-check before paying, and a platform that asks for your card should be able to explain, in plain terms, what happens to your money at every step. That is what this page does. No pitch, just the mechanics, with links to the live pages where each one is written down.

Is As-home legitimate?

As-home is operated by As-home for Asset Management, a company registered in Egypt with Commercial Registration No. 262570 and Tax ID 759-600-772, headquartered in the Red Sea Governorate in Hurghada. Both numbers appear in the footer of every page on the site, along with a phone number and a contact email. The platform launched in June 2026 and publishes full terms of service, a privacy policy, and a help centre.

As of July 2026 the platform lists 72 vacation homes and 24 hotels, concentrated on the Red Sea with growing coverage in Alexandria, the North Coast, New Alamein, Cairo, and Port Said. Every host goes through identity verification before a listing goes live, and each listing page carries a "Verified host" note confirming that identity and ownership were checked by As-home. We would rather have fewer listings we can stand behind than thousands we cannot vouch for, and the inventory numbers reflect that.

What do I see before I pay?

Everything that determines your total, before any payment step. Open a listing like the 2 Bedroom Apartment in Al Hadaba, Hurghada and you will see the nightly rate in Egyptian pounds (EGP 1,500 per night at the time of writing), the cancellation terms for that unit, the host's verification status, and a three-step explanation of how booking works, all on one page. The same layout applies to its neighbour, the 1 Bedroom Apartment in Al Hadaba with Sea View, and to every other unit on the vacation homes index.

On top of the nightly rate, guests pay a flat 15% for taxes and charges, and the totals shown across the platform are marked as including them. Hotel listings display it the same way: on the homepage, Shellghada Hotel and Beach was showing from EGP 8,694 for three nights at the time of writing, labelled inclusive of taxes and charges. The number you see before entering a card is the number you pay. There is no fee that appears for the first time on the payment screen.

Prices for vacation homes load once you select dates, because rates vary by season. Hotels work the same way: pick check-in and check-out on a page like Speranza Hotel, or anywhere else on the hotels index, and the room rates appear with the booking button.

How does the payment actually work?

The booking flow has three steps, and money only moves at the last one.

First, you pick your dates and send a booking request. No payment happens at this step; the site says so explicitly ("You won't be charged yet"). Second, the host reviews the request. Most requests get a reply within an hour. Third, once the host confirms, you pay online by card, and your confirmation follows instantly. Some listings support instant booking, in which case confirmation and payment happen together, but a booking is only final once you receive confirmation from As-home.

The payment itself is a card payment in EGP, processed by Paymob, one of Egypt's licensed payment processors. Every listing page states it plainly: secure EGP card payment, processed by Paymob, never over WhatsApp transfers. That last part is the point. The transaction that has burned so many people in this market is the informal deposit, sent to a stranger's wallet on the strength of screenshots. On As-home there is no version of the flow where you transfer money to a host directly.

Your payment is collected by As-home Payments, not by the host. Under the Terms of Service, the host's payout is released on As-home's payout schedule after the booking is confirmed or the stay begins, as applicable. In practice that means the platform sits between your card and the host's account, which is what gives your refund rights somewhere to operate.

What are the cancellation rules?

There is no single universal policy. Each host selects a cancellation policy for their listing, and it is displayed on the listing page before you confirm, so you can read it before committing.

The policies are concrete rather than vague. Both Al Hadaba apartments linked above, and Shellghada Hotel and Beach, currently carry a 5-day free cancellation policy: cancel at least five days before check-in for a full refund; after that, one night is charged and the rest is refunded. Speranza Hotel runs a 24-hour version of the same structure: cancel at least a day before check-in for a full refund. Whatever the listing you are looking at says, that is the deal you are agreeing to.

When a refund is due, it is processed to your original payment method, less any non-refundable service fees, within a reasonable period. Because you paid by card through the platform, the refund follows the same rail back.

What happens if the property is not as described?

This is the scenario the whole system is built around, so here is the exact commitment from the Terms of Service: if a host cancels a confirmed booking, or a serious issue makes a property unavailable or materially different from its listing, As-home will help you find a comparable alternative where possible, or arrange an appropriate refund in accordance with its policies.

The practical path runs through support. Every listing page carries a WhatsApp link, and a human answers before, during, and after your stay. The help centre operates seven days a week with an average response time under two hours, and booking requests themselves typically get a host reply within an hour. If a problem cannot be resolved through support, the terms set out a formal route: contact info@as-home-group.com to resolve the issue informally first, with arbitration in Cairo as the backstop. Most issues never get anywhere near that.

One honest caveat: this protection applies to bookings for stays. For properties listed for sale or long-term rent, As-home is a listing and introduction service only, and the terms are explicit that you should do your own due diligence and engage a lawyer before signing anything. Different product, different rules.

How is As-home different from Airbnb and Booking.com?

The big platforms are good at what they do, and pretending otherwise would undermine everything else on this page. Airbnb has far more listings on the North Coast and a deep review base. Booking.com is the default for Red Sea hotels, with flexible cancellation on many rooms and years of accumulated guest reviews. What As-home is built for is the Egyptian transaction specifically: EGP-native pricing with the full total visible up front, card payment through a local licensed processor, Arabic and English as equal first languages, and hosts verified by a team that operates in the same market. The alternative for most Egyptian chalets is not Airbnb; it is a Facebook group and a deposit sent on trust. Who is behind As-home?

As-home was started in May 2025 by Egyptian operators who were living in London at the time, and launched in June 2026 after a year of building. The company is independent, self-funded, and Egyptian-operated, with its team and registration in Egypt. There is no external investor timetable pushing growth ahead of trust, which is why the catalogue is curated on purpose: verification before volume.
