How to Prepare Your Property Listing: Photos, Details and the Questions Buyers and Guests Ask
A practical guide for owners in Egypt listing for sale, long-term rent or holiday stays: a photo shot list, what to write, how to state prices and fees, and how listing on As‑home works.

A listing works when it answers the questions a buyer, tenant or guest would otherwise have to ask: what exactly is included, what it costs in total, where it is, and what it really looks like. Prepare daylight photos of every room, the outside and the view; the facts for your type of listing; and a plain statement of price and fees. On As-home, listing is free; holiday homes pay a 15% commission only on completed bookings, and sale and long-term rent listings are currently free of commission.
Who this guide is for. Owners in Egypt getting ready to list an apartment, chalet or villa for sale, for long-term rent, or as a holiday home. Hotel owners have their own guide: how to list your hotel online.
Most enquiries that go nowhere start with a missing fact. The buyer did not know the unit was semi-finished; the tenant assumed utilities were included; the guest booked for six and found beds for four. Each of those is a conversation that ends badly, or a booking that turns into a complaint. The work of a good listing is done before you open the form: collect the facts, take the photos, and decide how you will describe the price.
How listing on As-home works today
Start at List your property and choose what you are listing: for sale, for long-term rent, or as a holiday home. You will be asked to create an account before the form opens, using your phone number (with a one-time code), email or a Google account. The form saves as you go, so you can stop and come back.
| For sale | Long-term rent | Holiday home | |
|---|---|---|---|
| Who contacts you | Buyers, directly on WhatsApp | Tenants, directly on WhatsApp | Guests book and pay through As-home, and message you there |
| Cost on As-home | Free, no commission for now | Free, no commission for now | Free to list; 15% commission on completed bookings |

As shown on As-home's list-your-property page and listing forms, 6 October 2026. Terms can change; As-home's listing rules say owners will be emailed at least 30 days before any new fee on sale or rent listings starts.
Every listing needs at least one photo before it can be submitted, and the team reviews each listing before it goes live. If something needs changing, you are told why and can edit and resubmit.
The photo shot list
Photos do most of the persuading, and the holiday-home form recommends at least five. Use a phone in landscape, shoot in daylight with lights on and curtains open, and tidy each room first. Then work through this list:
- Cover photo: the single strongest image, usually the living area or the view. The first photo you upload becomes the cover, and you can reorder later.
- Living room from the corner, so the whole space shows.
- Every bedroom, with the beds made, so the bed sizes are clear.
- Kitchen, with the appliances you are including visible.
- Every bathroom, clean and dry.
- Balcony or terrace, and the view from it exactly as it is, not zoomed.
- The building or chalet from outside, plus the entrance.
- Shared facilities you are advertising: pool, garden, gym, the path to the beach.
- Floor plan, if you have one. The sale and rent form accepts it as a separate upload.
Leave out what misleads or exposes. No borrowed photos of the sea or the compound from another building; no photos of a different unit in the same project; no heavy filters. Never photograph identity cards, contracts, title deeds, cheques or receipts; As-home's listing rules do not allow them in listing photos, and a buyer does not need them at this stage.
Write the description so it answers questions
The form has space for a title and a description, in English and Arabic. A useful description is specific and checkable:
- Location: the compound or street and a nearby landmark, with the map pin placed on the building itself. A pin in the wrong place can keep a listing out of the right search results, as our audit of listings found.
- The sea, precisely: say what the view is, from which room, and how far the beach is on foot. "Sea view from the balcony, side view, 6-minute walk to the compound beach" is more useful than "sea view". Our guide on sea view and beach access explains why buyers check these separately.
- Facilities: say whether the pool is private to the unit or shared with the compound. The amenity list cannot always show the difference, so the description has to.
- Condition: finishing level, the age of the air conditioning, anything recently renovated, anything that does not work.
- What you are not offering: no lift, no parking, no pets. Saying it now saves the conversation later.
State the price and every fee clearly
Price questions cause more lost enquiries than anything else. For a sale, give the asking price and say whether it is for cash; if you offer instalments, the form has fields for the down payment and the number of years. For rent, say what the monthly rent covers and what the tenant pays separately. For a holiday home, the form lets you set a nightly price, a weekend increase and a one-time management fee; guests see the full total before they pay, but your description should still explain any charge they might not expect, such as a beach fee paid locally.

Checklist: listing for sale
- Asking price, and whether instalments are possible with what down payment and over how many years.
- Built-up area, and how it was measured if you know.
- Bedrooms, bathrooms, floor and total floors.
- Finishing level and what furniture, if any, is included.
- Delivery status: built, or the delivery date if it is not.
- Current service charge and what it covers.
- What the buyer will receive in terms of ownership, described in words. Share documents privately with a serious buyer and their lawyer, never in the listing.
Checklist: long-term rent
- Monthly rent, how often it is paid, and the minimum lease.
- Security deposit, in months of rent.
- Utilities and building maintenance: included or not.
- Furnished, semi-furnished or empty, with the main appliances listed.
- When the unit is available from.
- Any rules: pets, number of residents, smoking.
Checklist: holiday home
- Maximum guests, and the actual beds that sleep them: a two-bedroom flat can sleep four or six depending on the beds.
- Bathrooms, and whether the kitchen is equipped for cooking or just reheating.
- Instant booking or request to book, and the minimum stay.
- Cancellation policy. The form offers Flexible, Moderate and Strict, each explained on screen. Choose the one you can honour, because guests read it before they book.

- Pool and beach details: private or shared, any fees, opening hours.
Questions buyers, tenants and guests ask
| Buyers ask | Tenants ask | Guests ask |
|---|---|---|
| Is the price negotiable, and is it for cash? | What does the rent include? | How many beds, and what size? |
| Is it finished and ready to use? | How much is the deposit? | Is the pool private or shared? |
| What is the service charge? | Can I sign for less than a year? | How far is the beach on foot, and is it free? |
| Can I see it this week? | Are pets allowed? | What happens if we need to cancel? |
Answer these in the listing and you will get fewer, better enquiries.
Frequently asked questions
How much does it cost to list a property on As-home?
Listing is free. Holiday homes and hotels pay a 15% commission only on completed bookings made through As-home. Sale and long-term rent listings are currently free, with no commission, according to the public list-your-property page on 6 October 2026.
How many photos should my listing have?
At least one is required to submit, and the holiday-home form recommends at least five. More is better if each one shows something new: every room, the outside, the view and the shared facilities.
Do I need to upload ownership documents?
Never put identity or ownership documents in listing photos or the description. As-home's listing rules say the team may ask for proof of ownership privately; share documents only through that request, or directly with a buyer's lawyer.
Can I finish my listing later?
Yes. The form saves your progress, and you can come back to complete it before submitting for review.
