Long Beach Residence is a residential project by Egyptian International Tourism Developments (EIT) on Villages Road (the Sahl Hasheesh road), opposite the Long Beach Hotel south of Hurghada. According to the developer, it is about 20 minutes from Hurghada International Airport, 10 minutes from Senzo Mall and 10 minutes from the main gate of Sahl Hasheesh, and the finishing is ultra super lux. The developer's price lists of 28 October 2026 offer one-bedroom apartments of 72.36 to 90.15 m² (some with private gardens or roofs) in Phases 2 and 3, and three-bedroom townhouses and twin villas of 288.02 m² built-up area on plots of about 196 to 400 m² with gardens of 77.5 to 183 m². Apartments are sold with 15% down over 4 years or 25% down over 5 years (20% discount for cash); townhouses and twin villas with 10% down over 6 years (25% discount for cash), all with quarterly instalments. The developer's April 2026 summary adds an 8% service and maintenance deposit and a reservation fee of EGP 50,000. Phase 2 is scheduled for delivery in July 2027 and Phase 3 in December 2027, according to the developer. As-home lists Long Beach Residence units with no commission.
