Red Hills is a gated, low-density residential community by Enza Developments in downtown Sahl Hasheesh, south of Hurghada, designed with Cube Consultants (architecture and urban planning). According to the developer's 2026 fact sheet, the site covers about 38,500 m² with a 20% building footprint, on ground that rises from about 18 to 38 metres above sea level, about 450 metres from the beach and close to the Sahl Hasheesh Old Town, restaurants and attractions. The developer gives 15 minutes to Hurghada International Airport and about 20 minutes to downtown Hurghada. The developer describes 10 residential buildings of ground plus three floors, each with lifts, behind three secured gates, offering fully finished studios, one- to three-bedroom apartments and i-Villas. The availability sheet dated 24 October 2026 names the buildings Terra (1), Topaz (2), Solis (3), Cresta (4) and Marbella (8), and states delivery in December 2028, with apartments fully finished and air conditioners and water heaters included. Facilities in the developer's material include a rooftop lounge, sea-view relaxation areas, a clubhouse, heated and standard pools, restaurants and mini bars, landscaped gardens and water features, a boutique hotel, a gym and spa, a sky padel court and beach access; services include a supermarket, laundry and room services, high-speed internet and satellite TV, EV charging, a residents' app, smart-home controls, 24/7 security and facility management after handover. Payment: the 24 October 2026 sheet refers to a customised payment plan. The developer's sample schedules from September 2026 show 10% down with 20 quarterly instalments over 5 years, or 15% down with 24 quarterly instalments over 6 years, plus a 10% maintenance deposit due in September 2028; an October 2026 developer message quotes 15% down over 5 years. An April 2026 memo listed a no-down-payment option, discounts for larger down payments, 30% off for cash and an 8% maintenance deposit under a green contract.

The English text says instalments over 6 years (equal); frequency not stated. Not confirmed by the 24 Oct 2026 sheet, which says only 'Customized Payment Plan'.
