Grand Rock Resort is a residential resort on El Mamsha, the tourist promenade of Hurghada on the Red Sea, developed by Al Hares Development. It is made up of six residential buildings, lettered A, C, D, E, F and G, each a ground floor plus four upper floors. The blocks face each other across long paved courtyards that run towards the promenade, with swimming pools and timber pergolas down the middle of each courtyard. Drone and site photos taken on 23 October 2026 show the buildings complete on the outside, the facades painted and the courtyard pools built and filled; the developer's price list gives delivery on 31 December 2026. The developer's price list dated 1 October 2026 (last updated 23 October 2026) covers 53 units, of which 46 were available: studios of 41 to 50 m², one-bedroom apartments of 60 to 75 m² and two-bedroom apartments of 95 to 100 m², on the ground to fourth floors. Views are recorded as pool view, pool and Mamsha (promenade) view, Mamsha view, or, for one unit in Building A, a view towards Airport Road. List prices start at about EGP 3.0 million for a studio, EGP 3.65 million for a one-bedroom and EGP 5.5 million for a two-bedroom apartment, with most units priced between EGP 55,000 and 85,000 per m² (Building E is listed at EGP 110,000 per m²). According to the developer, the payment plan is a 50% down payment with the balance in instalments over 24 months, or a 10% discount for cash. A 10% maintenance deposit is due at delivery.
