Tamaraya is a gated, low-rise residential community by Grounds Developments in South Hurghada, on a plot of about 60,000 m² next to Senzo Mall, between the Hurghada–Safaga Road and El Nasr Road. The developer's brochure gives distances of about 3 km to Sahl Hasheesh, 15 km to Hurghada International Airport, 20 km to Makadi Bay and 45 km to El Gouna, and about seven minutes to the beach. The master plan, by Studio Five, groups three apartment building types (A, B and C) and a block of townhouses with penthouses around landscaped courtyards, a clubhouse and a mosque. According to the developer, the clubhouse includes wellness facilities, a gym and lounges, alongside community pools and relaxation decks, green parks, shaded walkways, landscaped plazas, water features, 24/7 security and on-site facility management. Units are delivered fully finished, with one parking space and club membership included in the price. The developer's per-unit price sheets dated 6 October 2026 cover two- and three-bedroom apartments of 128–164 m² (ground-floor units with private gardens, first-floor units, and second-floor units with private roofs), two-bedroom townhouses of 149–189 m² with gardens, and one- and two-bedroom penthouses of 88–180 m² with private roofs of 57–58 m². All sheets carry the same 7-year pre-launch plan: 15% down payment, then 28 equal quarterly instalments from January 2027 to October 2033, plus a separate 10% maintenance deposit paid in October 2027, 2028 and 2029. Handover is stated as three years from reservation, which places it around October 2029 for units reserved in October 2026; this is a developer estimate.
