Soulferyo is a low-density residential resort in Sahl Hasheesh, south of Hurghada on the Red Sea. According to the sales material the developer's team sent on 18 October 2026, it is set directly on the golf course, about 34 m above sea level, on 53,000 m² of land of which around 80% is given to landscaping and swimming pools and only about 20% is built up. The project is planned for about 250 units, with up to 140 m between buildings, close to Sahl Hasheesh Old Town and about three minutes by golf cart from the beach. The developer's renders show white, low-rise contemporary buildings with large glazed balconies set around lagoon-style pools, a pool canal and landscaped promenades, plus rows of townhouses facing the water and a gated entrance. The developer's inventory sent on 18 October 2026 lists 73 available units: one-, two- and three-bedroom apartments of 77, 116 and 151 m² in blocks B01, B08, B09 and B016, with private gardens of 45–105 m² on the ground floor and roof terraces of 46–85 m² on the second-floor penthouses; 22 four-bedroom townhouses (the sales team's 'Signature Villas') of 251 m² with a 50 m² roof and a 15–60 m² garden; and three whole boutique buildings of 1,054 m² with 21 bedrooms each. Ticket prices run from EGP 6,517,800 for a one-bedroom apartment to EGP 30,305,733 for a townhouse, and about EGP 99 million for a boutique building, with a maintenance deposit of 10%. The sales team quotes 10% down over up to 5 years, 15% down over 6 years, 20% down over 7 years, or 25% down plus 25% after one year with the balance over 4 years after delivery, a 30% discount for cash, and delivery in 2.5 years.
