Marvento Beach Resort is a beachfront residential resort in Al Ahyaa, north of central Hurghada on the Red Sea, developed by Emperor Developments. According to the developer, the resort spans 30,000 m² and is about 5 minutes from Mamsha Al Ahyaa, 8 minutes from El Gouna and 20 minutes from Hurghada International Airport. The developer's site plan shows six residential buildings (A to F) arranged around a chain of landscaped pools that runs down to the beach; the floor-level map shows a ground floor plus six upper floors. The design is centred on two curved towers at the street entrance joined by a glass-bottomed sky pool. Developer renders also show a pool with an island bar, a shop-lined street front and lobby entrances. Units are studios, one-bedroom and two-bedroom apartments. On the developer's availability sheet exported on 24 October 2026, 41 priced units were shown as available in Buildings E and F: 12 studios of 25 to 46 m² from EGP 3,140,000, 19 one-bedroom apartments of 46 to 72 m² from EGP 4,140,000, and 10 two-bedroom apartments of 82 to 106 m² from EGP 6,160,000. Views on the sheet are described as pool, sea and pool, panoramic sea, garden and street, or sky pool. Emperor Developments offers three instalment plans: 10% down over 4 years in equal instalments, 15% down over 5 years, or 20% down over 5 years in equal instalments, with instalments every three months. Cash buyers receive a 25% discount, and a 10% maintenance deposit applies. Handover is expected in 2029. Site photos shared by the developer in September 2026 show the concrete frames of the buildings under construction.
