Athena Beach Resort is a Mediterranean-style resort on Al Ahyaa Road in north Hurghada, developed jointly by Al Arabia Development and Al Hares Development. According to the developer's 2026 sales book, it covers 15,000 m² with only about 20% of the land built up; the rest is given to five large swimming pools (one heated), a jacuzzi, gardens and open space, with a rooftop spa, a gym, cafés, an open-air amphitheatre, 24/7 security with CCTV and a private beach about 80 metres from the buildings. Units are sold on a green contract. The developer's renders show white, arched buildings with blue accents and bougainvillea around pools, a thatched pool bar and a beach area. The resort is about five minutes from the El Gouna gates and around 25 minutes from Hurghada International Airport. The developer's price list (dated 1 September 2026, last edited 22 October 2026) covers Buildings 2 and 3, each with a pool level, a ground floor and four upper floors. After removing units marked hold, reserved or sold, 58 units are available: 18 studios of 28–64 m², 34 one-bedroom apartments of 53–84 m² and 6 two-bedroom apartments of 73–77 m², all listed with a pool and sea view. Prices are set in euros, from EUR 46,200 to EUR 142,450 (about EGP 2,752,000 to EGP 8,486,000 at 59.57 EGP per euro). Payment options are 15% down over 24 months, 20% down over 36 months or 30% down over 48 months, or a 15% discount for cash, with a separate 10% maintenance deposit. Delivery is scheduled for 30 June 2029.
