The Clan is a residential resort-style compound in Magawish, south of central Hurghada on the Red Sea, developed by Prime Developments. The developer's availability sheet of 24 October 2026 lists eight residential buildings (A, B, C, D, E, F, L and M) of ground plus four floors, with studios, one-bedroom, two-bedroom and three-bedroom apartments. Unit sizes in the sheet run from 44 m² studios to 155 m² three-bedroom apartments, and selected ground- and first-floor units have private gardens of 17 to 34.5 m². Sales are in two phases. Phase 1 (ground to second floor) is priced; on 24 October 2026 the sheet showed 24 phase-1 units available, from EGP 2,552,000 for a 58 m² studio to EGP 7,308,600 for a 130 m² three-bedroom apartment. Phase 2 (third and fourth floors, including the sea-view and side-sea-view units) is listed but not yet priced. According to Prime's sales team, handover is 24 months from contract signing, with a six-month grace period after which the developer pays a 1% monthly delay penalty. Units are delivered with full ultra-super-lux finishing, without appliances, air conditioners or kitchen; connection points are included. A 10% maintenance deposit is paid six months before handover. Private gardens are owned by the buyer under the contract and are handed over planted. The developer states that the pools are heated for year-round use and that the compound has two children's pools, two jacuzzis and a children's play area. The site plan shows the buildings arranged around two landscaped pool courts, with a retail frontage on the main road. Listing material from the developer also mentions a gym, cafés and restaurants, a supermarket, 24-hour security with CCTV, lifts and solar water heating. Site photos shared by the developer show the concrete structure under construction.
