What El Gouna actually is
El Gouna is unlike anywhere else in Egypt. Located approximately 25 kilometres north of central Hurghada, it is a fully self-contained resort town built across a series of man-made islands connected by bridges and canals — a design aesthetic that earns it frequent comparisons to Venice. The town covers around 10 square kilometres of Red Sea waterfront and is home to a permanent population of roughly 20,000 residents.
It has everything a full town needs: international schools, a world-class hospital, supermarkets, an 18-hole championship golf course, 5 kite-surfing stations, 9 diving centres, an open-air cinema, an international film festival, and over 17 hotels ranging from boutique inns to five-star resorts. It is the only destination in the Red Sea region that functions as a genuine year-round living environment — not just a holiday destination.
Character and atmosphere
El Gouna has a distinctly cosmopolitan, European-influenced character. The Abu Tig Marina is its social and commercial heart — a promenade of restaurants, bars, boutiques, and yacht berths that buzzes nightly. The El Gouna Film Festival brings an international creative crowd each autumn. TU Berlin operates a campus here. Kitesurfing championships are hosted annually on the town's lagoons.
The lagoon layout means transport works differently here. There are no private cars on most of the residential islands — instead, electric tuk-tuks and shuttle boats connect the various districts. This gives El Gouna an unusual, almost Mediterranean island quality: quieter than a city, more social and active than a resort compound.
Property and investment
El Gouna commands the highest property prices of the three areas, reflecting its mature infrastructure and established desirability. Lagoon-front villas and apartments in the Sabina, Ancient Sands, and West Golf districts are the premium tier. Investment yields of 6–9% annually are achievable for well-located, well-managed properties, with strong demand from both short-term holiday rentals and the town's large expat community seeking longer-term furnished lets. Rental prices for fully furnished apartments start from around €500 per month, with upper-tier units commanding significantly more.
